Where the delays come from
Buyers assume the mortgage is the slow part. It rarely is.
Searches
Ordered by your solicitor and returned by the council. Turnaround varies between authorities, and the county has several — Leicester City, Blaby, Charnwood, Oadby and Wigston, Harborough, Hinckley and Bosworth, North West Leicestershire and Melton. Ask for searches to be ordered on day one. Some firms wait until the mortgage offer arrives, which costs weeks for no benefit.
Enquiries
Questions to the seller's solicitor, answered by the seller. Entirely dependent on how organised the other side is, and where most transactions quietly stall.
Leasehold management packs
If you are buying a flat, the managing agent supplies information about service charges, ground rent and the building. They charge for it and take their time. Add several weeks over a freehold house.
Chains
Every additional link brings its own searches, enquiries and mortgage. The chain moves at the speed of its slowest member.

Older terraced property
across the city and the market towns. Extensions and alterations without building regulations sign-off are common, and generate enquiries. Indemnity insurance often resolves it, but it takes time to arrange.

Practical points that save weeks
Instruct a solicitor before you find a house
Get the identity checks and paperwork done in advance so they can act immediately on an accepted offer.
Check panel membership
Your solicitor must be on your lender's approved panel. If not, the lender instructs its own firm and you pay twice.
Reply the same day
Your solicitor and your lender will both request documents. A day's delay from you is a day added, and delays compound through a chain.
Get buildings insurance from exchange

A valuation is not a survey
The lender's valuation confirms the property is adequate security. It tells you almost nothing about condition. On a Victorian terrace, a proper survey is worth the money.
What it actually costs
Conveyancing quotes are often presented as a single figure that turns out not to be the total. The components:
Legal fee
— the firm's charge for the work, varying with property value and complexity.
Searches
— local authority, drainage, environmental, plus mining where relevant. Paid to third parties and passed through to you.
Land Registry fees
— set by scale according to property value.
Stamp duty
— payable to HMRC on most purchases above the relevant threshold, with relief for first time buyers depending on price. Check current thresholds on gov.uk, as they change.
Bank transfer fees
identity checks, and on leasehold property the notice fees charged by the freeholder or managing agent, which can be surprisingly large.
Ask for a full written quote including disbursements, not just the legal fee. A firm quoting a low headline fee with substantial extras is not cheaper, and comparing headline fees alone tells you very little.

How long is the lease?
Short leases restrict lending and are expensive to extend. Under 80 years is where the cost rises sharply.
What is the service charge, and what is the trend?
Lenders count it in affordability, and steep recent increases are worth understanding.
What is the ground rent, and how does it escalate?
Terms that double at intervals have caused lending problems nationally.
Is there a major works programme planned?
A section 20 notice for roof or window replacement can mean a substantial bill shortly after you move in.
Your solicitor will obtain the management pack, but asking these at the offer stage tells you whether to proceed before anyone incurs costs.

Common questions
How long does conveyancing take in Leicester?
Eight to twelve weeks is typical for a straightforward freehold purchase with a short chain. Leasehold flats take longer because a management pack is needed from the freeholder or managing agent. Probate sales and long chains extend it further.
What are searches and why do they take time?
Local authority, drainage and environmental searches reveal planning history, road adoption, flood risk and contamination. Turnaround varies between councils. Ask your solicitor to order them as soon as they are instructed rather than waiting for the mortgage offer.
Do I need a survey as well as the mortgage valuation?
They are different things. A mortgage valuation confirms the property is adequate security for the lender — it is not a survey and does not report on condition. A homebuyer's report or building survey is for you, and on older property it is money well spent.
What is the difference between exchange and completion?
At exchange, contracts become legally binding and a completion date is fixed. Before exchange either side can walk away. At completion, money moves and you get the keys. Buildings insurance must be in place from exchange, not completion.
Can I use any solicitor?

What most often causes delays?
Slow responses to enquiries, missing paperwork for past building work, leasehold management packs, and chains. Very little of it is about the mortgage. Replying quickly to everything your solicitor asks is the single most effective thing you can do.
