Enderby sits in the Blaby district, just off junction 21 of the M1 and immediately west of Leicester. It has grown considerably, and the housing stock reflects that in layers.
The older village core, around Broad Street, King Street and the church, holds Victorian and Edwardian terraces and some stone-built cottages. These mortgage straightforwardly in most cases, though older properties are worth a proper survey rather than the lender's basic valuation.
Post-war and 1960s-70s estates make up much of the village. Standard construction semis and detached houses, well supplied, and the easiest properties in the area to finance.
Newer development has been substantial — around Grove Park, the areas towards Narborough, and most significantly New Lubbesthorpe, the large development on Enderby's northern edge. What makes Enderby unusual
Two things affect the local market in ways that are easy to miss.
Next's head office is here. The Enderby headquarters is one of the largest employers in the county, and a meaningful proportion of local buyers work there. If your income includes bonus or share-based elements, how much of it a lender counts varies considerably — some take the full bonus averaged over two years, others take half, and a few disregard it entirely. On a bonus-heavy package that difference can move your borrowing substantially.
Fosse Park and the surrounding commercial area mean parts of Enderby sit close to large retail and logistics operations. That is convenient day to day, and occasionally relevant to a valuation — properties directly adjoining commercial premises or major roads are sometimes valued more cautiously.
