The county boundary catches people out
Hinckley is in Leicestershire, but Nuneaton, Bedworth and the Warwickshire villages are close enough that plenty of buyers look at both sides of the line.

Local authority searches are handled by different councils depending on which side of the boundary the property sits — Hinckley and Bosworth Borough Council, or Nuneaton and Bedworth. Turnaround times differ, and that can affect your timeline.
Comparable evidence for valuations can be thinner near a boundary, because a valuer looks for sales of genuinely similar properties in the immediate area. On the edge of a town, half of the natural comparison area may be across a county line in a different market.
