Commuting costs reduce your borrowing

Lenders assess affordability on income minus committed expenditure, and travel is committed expenditure.

A season ticket, a second car, the finance on that car, and fuel all reduce the figure a lender will offer. On a household where both adults commute in different directions, the reduction can be several tens of thousands off the borrowing compared with what the salaries alone would suggest.

This catches people out because they budget for the commute in their own household spending — quite sensibly — and then find the lender has done the same, and arrived at a smaller number than expected.

Two practical points:

Car finance is the big one. A PCP or hire purchase agreement is a fixed monthly commitment and lenders count it in full. If an agreement is ending within a few months, it may be worth waiting until it has, because it can materially increase what you can borrow.

Get your figure before you view. In a commuter town this is more important than usual, because the gap between the salary-based estimate and the actual assessed figure is wider.

  • Estate management charges for maintaining shared roads, greens and play areas. Lenders count these as a commitment in affordability, and a high charge reduces borrowing. Get the figure in writing
  • Freehold or leasehold, and if leasehold, the ground rent terms

Syston and Thurmaston are not the same market

They adjoin, and buyers often look at both. They are separate places with different housing profiles and different price levels, and a valuer will treat them separately. If you are comparing, compare properly.
