Two Braunstones
Braunstone Town is a separate parish in the Blaby district, south-west of the city, with its own town council. It covers Thorpe Astley, the Ravenhurst and Fosse areas, and the housing around Braunstone Lane East.
Braunstone — sometimes Braunstone Park or New Braunstone — is a ward within Leicester city, administered by Leicester City Council.
They adjoin, they share a name, and they are in different local authorities.
Why this matters to your purchase
Local searches go to different councils. A property in Braunstone Town is searched with Blaby District Council; one in Braunstone with Leicester City Council. Ordering from the wrong authority means the search is wasted and re-ordered, which can cost weeks.
Council tax and services differ, because the local authority differs.
Valuation comparables can be skewed. A valuer drawing on sales "in Braunstone" may pick up evidence from the adjoining city ward, where values and housing stock differ. On a purchase where the valuation is tight, that is worth knowing — and it is a legitimate basis for challenging a down valuation if the comparables used were from the wrong area.
Search results online mix the two. Property portals, and buyers, use the names interchangeably. Check the full address and the postcode rather than the area label.
If you are buying here, confirm with your solicitor at the outset which authority the property falls under. It takes one question and prevents a fortnight's delay.
Property in Braunstone Town
Post-war and later estates
make up most of the housing — semis and detached houses of standard construction, straightforward to mortgage.
Thorpe Astley
on the western side, is a substantially newer development. Newer estates bring the usual points: check whether there is an estate management charge for maintaining shared roads and green space, since lenders count it as a commitment in affordability, and confirm whether the property is freehold or leasehold.
Older property
around the original village core, in smaller supply.
The area is well placed — minutes from Fosse Park, junction 21 of the M1, and the city — which supports steady demand.
Two miles from our office
Braunstone Town is our nearest neighbour. Cedar House is on Broad Street in Enderby, a few minutes away, and if you would rather sit down with an adviser than deal with a call centre, that is easy to arrange here.
Because the two Braunstones fall under different councils, we check the full postcode against the district before anything is ordered. It takes a moment at the first appointment and it settles which authority your solicitor searches.
