NHS income and how lenders treat it

Basic salary is straightforward. Everything on top of it is where lenders differ, sometimes dramatically.

Unsocial hours enhancements. Under Agenda for Change, staff working nights, weekends and bank holidays receive percentage enhancements. Some lenders count these in full, some at 50%, some not at all. For a nurse or healthcare assistant working a permanent night rotation, that is a very large difference in borrowing.

Regular overtime. Usually counted at 50% to 100% where there is a consistent twelve-month history. Some lenders want it evidenced on every payslip; others average it.

Bank shifts. Additional shifts taken through the trust's bank. Treated more cautiously because they are not contractual, but a number of lenders will count them where there is a sustained pattern. Some will not touch them.

Second jobs and agency work. Counted by some lenders where there is a track record.

Two lenders assessing the same nurse, on the same payslips, can produce borrowing figures £30,000 or more apart. Nothing about the applicant changes — only the policy.

Bring three months of payslips, and if enhancements vary seasonally, bring twelve. We will tell you which lenders count what.
