Rural property, and what lenders ask
Buying in the villages around Melton — Asfordby, Bottesford, Waltham on the Wolds, Somerby, Long Clawson and the rest — regularly raises issues that never come up on a suburban semi.
Private drainage. Many rural properties are not on mains sewerage, using a septic tank or treatment plant instead. Lenders will want to know the system complies with current regulations, and your solicitor will need documentation. A non-compliant system can hold up a purchase and cost money to remedy.
Water and access. Private water supplies and unadopted or shared access roads both raise lender questions. A right of way that is not properly documented can be a genuine obstacle.
Outbuildings and land. A house with a paddock, stables or barns may be assessed differently. Where land is substantial, some lenders treat it as agricultural rather than residential, which changes the product entirely. Others simply cap how much land they will lend against.
Agricultural occupancy conditions. Some rural dwellings carry planning conditions restricting who may live in them. These significantly restrict lending and affect resale. Establish the position early — your solicitor will find it, but knowing before you offer is better.
Non-standard construction. Stone, timber frame, and older cottages with solid walls. All mortgageable with the right lender; all narrow the field.
Self employment is common here
The economy around Melton has a strong rural and food-production character — farming and land-based businesses, the food manufacturing the town is known for, and the trades and small businesses that support them.
That means a higher-than-average proportion of buyers are self employed, and self employed income is where lenders differ most. Two of them, looking at identical accounts, can produce borrowing figures tens of thousands apart depending on whether they use drawn income or retained profit, and whether they average two years or take the latest.
If you are self employed, this is the single biggest factor in your application. See self employed mortgages in Leicester.
In the town itself
Melton has a compact centre with Victorian and older stock, a good supply of interwar and post-war semis across the residential areas, and newer development on the edges.
Town-centre flats above shops are worth flagging — common in a market town, and declined by a number of lenders. If you are looking at one, check before you offer.
Distance is not an obstacle
We are based in Enderby, on the other side of the county. In practice that makes no difference — we work by phone, email and video, and most of our clients never need to visit an office.
What matters is whether your adviser understands the property and the income, not how far away they sit.
